NAVI MUMBAI: Development is the need of any city, but with it also comes many challenges.
Nothing can highlight this fact more than the spate of unauthorized constructions going on in various parts of many developing nodes. These nodes fall in areas under the jurisdiction of both Cidco and NMMC.
Kalamboli and Kharghar in Cidco area, and Ghansoli and CBD Belapur under NMMC's jurisdiction have reported the highest number of unauthorized constructions outside the 200-metre periphery limit of gaothan areas.
The unauthorized constructions in both Kalamboli and Kharghar have followed a predictable path — both nodes are developing at a rapid pace with market rates of residential and commercial properties hitting the roof.
Ghansoli, which used to be known as an underdeveloped node in the past, has picked up speed of late.
However, compared to areas with NMMC's jurisdictions, more unauthorized constructions have been seen on Cidco plots. This means development on Cidco plots, in the south of the city, is gaining momentum with each passing day due to a the proposed mega infrastructure projects such as Metro service from Belapur station via Kharghar to Pedhar and the international airport.
Other violations in Cidco areas include encroaching upon a plot reserved by the planning body for a garden and roads to built unauthorized structures.
In contrast, Vashi, Airoli, Turbhe and Sanpada have not reported any violation. These nodes, within NMMC areas, are virtually packed and the few remaining open plots have been demarcated for specific purposes.
