Dubai's Emaar Properties Hires Contractor to Restore Fire Ravaged Hotel

Dubai's Emaar Properties has hired a local contractor to restore a fire-damaged hotel, stating on Sunday that the New Year blaze would have "no material impact" on the company because the building and risk of fire are covered by its insurance.

Fire engulfed Emaar's 63-storey Address Downtown luxury hotel and residential tower on New Year's Eve. The fire has been contained and the company and authorities are investigating its cause, Emaar added in a morning statement to Dubai's bourse.

Experts are asking if cladding layers fixed to the outside of buildings for decoration, insulation or protection may in some cases make them more vulnerable to fire.

In a further emailed statement, Emaar said it had hired Dubai-based DUTCO Group as contractor to clear and restore the hotel.

DUTCO representatives are already on-site and working "round-the-clock", the statement said.

"As soon as clearing and assessment work is completed, construction will commence as per a tightly scheduled calendar," Emaar said. "The details of the work including the timelines and plans will be revealed in due course."

Emaar's hospitality division accounted for 12 per cent of the firm's revenue in the nine months to September 30, 2015, its financial statements show. The Address Downtown's nine-month room revenue was 87.6 million dirhams ($23.85 million), or 18 per cent of the hospitality unit's total room revenue of 490 million dirhams.

Emaar's shares ended 1.6 per cent lower, having fallen as much as 4.4 per cent in early trade.

Sumansa Exhibitions organises property expos. The company is bringing Dubai Property Show to India in November from 6-8 here.

"The characteristic Indian mindset of solidifying assets in multiple arenas compliments the dynamics of Dubai real estate that offers a number of options to buyers to accommodate their budget and preferences. Recent trends of purchasing properties in locations such as Downtown Dubai, Dubai Marina, Jumeirah Lake Towers and The Palm also suggest that the buyers are looking at profitable dividends in the shape of rents and resale value," he said.

Mr Jaiswal said going by the data, Indians top the foreign property investment chart, a position they have consistently maintained for several years.

He said the lower property rates in Dubai compared to certain metropolitan cities in India, interest in exploring foreign markerts for a balanced real estate investment portfolio and recent move by RBI allowing investors to send up to $2,50,000 freely overseas to buy property has boosted the sentiment of Indians.

"Easy and hassle-free commuting to the country for both business and recreational purposes and no levy of tax on rental income, which means that investors can make free and clear profit on rents are also attracting Indians to invest in Dubai's property market," Mr Jaiswal added.
