Registration provides safety and security to immovable properties

Registration provides safety to deals relating to immovable properties, even if the document is destroyed.
All the transactions related to immovable properties are governed by The Registration Act, 1908, The Transfer of Property Act, 1882 and other relevant laws. The Registration Act, 1908 requires compulsory registration of certain types of documents and also provides for consequences of non-registration. Registration provides safety and security to transactions relating to immovable properties, even if the document is lost or destroyed. The relationship between the landlord and the tenant, wherein the landlord transfers certain interest in his property to the tenant to use the particular property against the certain consideration i.e. called rent.
The Registration Act, 1908 has various provisions wherein documents have to get registered. It is open to the parties, if they so choose, to get certain documents registered at their option and this is permitted under section 18 (c) of the act, which deals with "leases of immovable property for any term not exceeding one year, and leases exempted under section 17" of The Registration Act, 1908. The parties and landlord prefer 11 months Leave and License Agreement which is valid in eyes of law and section 18 allowed the same under the provisions of The Registration Act, 1908.
